Pheasant Run Conservation Design Subdivision

(Grandview & Pheasant Run, Town of Empire): Local Energy Tour Site

Pheasant Run road sign

The Nett Brothers developed this conservation design subdivision with shared open space, a walking trail, and lots that are slightly smaller than the norm in rural subdivisions. This type of design allows municipalities and residents a way to build green space into residential land use.

Energy use is greatly impacted by our land use. Do we need to drive everywhere or is it possible to bike or walk? Exploring alternative land use ideas gives ideas for maximizing transportation fuel usage.

walking trail & green space
The trail forms a horseshoe shape around the subdivision. On the left is the conservation area that is owned in common by all the residents. On the right is a buffer strip from the neighboring field.
houses & green space
On the left is more conservation area separating 2 houses. On the right is a small strip of conservation area bordering a yard.
Neal & Mike Nett
Brothers and business partners Neal & Mike Nett of Nett Land & Development discuss the subdivision during the energy tour.
